Sellers aged 65 or over are exempt from capital gains tax when selling their main residence (vivienda habitual). Tick this to remove CGT from the estimate.

Cost of major improvements or renovations with invoices. These increase the acquisition value and lower the taxable capital gain. Ordinary repairs don't count.
The land (suelo) portion of the cadastral value, shown on the IBI receipt. Plusvalía municipal is calculated on this land value, not the building.
